As soon as you go under contract there are several things that you need to carefully consider to make sure the process is as smooth as possible. The most important thing is that you make sure to keep everything the same.

Do not change your financial situation. This means that your main responsibility is to keep everything the same. Do not apply for any new credit that is not your mortgage and do not change anything with your current credit structure. All payments need to be current and you need to maintain your current job.

Due Diligence & Home Inspections

If you decide to have a home inspection done then you need to get with your real estate agent and make sure it is completed during the due diligence period. As soon as due diligence is completed, let your lender know right away so an appraisal can be ordered.

Appraisal

The importance of telling your lender when the home inspection and due diligence is completed is so that the appraisal can be requested as soon as possible. An appraisal typically, takes about 7-10 business days to complete. All borrowers are provided a copy and a key thing to know is that an appraisal is not done by the lender.

Homeowners Insurance

When buying your new home you will be required to get homeowners insurance. We need a copy of the insurance no less then two weeks before closing. That is why we suggest you get started shopping for insurance as soon as possible. Insurance companies vary in pricing, so there is an opportunity to save a little money. Want suggestions?
